More than anything I'm looking to get some practice with the whole procedure.

Now that I will be making my investment, I am unsure how to procedure when it comes to setting up my banking account.

It is not clear to me yet the procedures of lenders for homeowners not opting into HAFA.

The agreement should address the initial participation of each member (i.e who contributes what money and which skills); the ongoing responsibilities of each member;  procedures for exit of any of the members (both by choice and with a push) - e.g. to whom may they sell their interest, who has first right to purchase the interest, etc.You may likely think such a formal agreement an unnecessary expense at this point and an activity which may put tension on the bonds of friendship.  

You must follow the procedure correctly as if not the landlord can file for eviction based on nonpayment of rent and they would win if the steps were not followed.

Hi All,When meeting fellow landlords, and potential clients, I like to ask about their existing policies and procedures for tenant screening.

Standard procedures should include MLS listing, yard sign, open house (either public or for brokers) mail outs around the listing, emails to their investors and other cooperating brokers, excellent COMPS/Available/expired lists provided to you, great photos--maybe even a video or drone footage-- and WEEKLY contact with you about the activity.   

I also go against recommended procedures and mount wax ring to the wax buttered flange, not to toilet.

Just wanted to understand the standard operating procedure for making sure this was reflected accurately in my escrow.
