Hey everyone, I'm looking to get started in the real estate industry part time in the Philly area and was wondering if anyone had any best practices for wholesaling or know of any good books to read on the subject?

I would love to connect and chat with anyone involved in the industry, especially those in the Southeast valley (Gilbert, Mesa, and Queen Creek).

How it took them 3 years to figure this out, I don't have a clue.Every tech company thinks they're going to the the Amazon of whatever industry they're trying to "disrupt".

Just because you want to niche in this industry doesn't mean you can right away because you don't want the good investors thinking of you as the guy who tried to get my business, but didn't know anything.

I am looking at a commercial/industrial building that would be a good reuse project for retail/apartment multiuse in an area that the local government would like to be cleaned up a bit. 

Attend online events to learn - heck, I just hosted a free one last night with an investor who's doing big Industrial deals, $400 Million in AUM.
