I’m trying to build my Roth SDIRA with enough these notes that when eligible I can start living off the income from these performing notes without touching my other investments.

I live and work in the swfla market, just south of there. 

I live in Southern California where I own a couple of investment properties; now I'm interested on starting to invest in Arizona.

I don’t like the area to live in but i could rent it out .

Where I made money was through renovations and ultimately appreciation, by buying in neighborhoods adjacent to where I lived, which I saw as gentrifying.  

While this isn't common, I have know people that bought their first rental and when tenant moved out, had caused close to $20k in damages and skipped town after one year of living in place.  

Your friend should be looking for another place to live before the eviction as they can always end the MTM lease and move them out.

She does not want to live in the house so we are trying to figure out a reasonable strategy for leveraging the house to buy a property that is in a more desirable location.
