At least this is the way we package them, but if your on your own searching for one, be sure to interview them so you know what they'll do for you, how they operate, what they charge, how many properties they manage, and how long they've been managing.

You can fully furnish a 3 BR/2 BA with all the furniture, art work and accessories you need for about $4000 if you're a good shopper, and that furniture will pay for itself after just one or two projects.If you can't do it yourself, interview all the local staging companies and find one that owns their own furniture.

I even rented out the spare rooms in my house to get a feeling of what a property manager is supposed to be doing.Some things to learn about about: Market Analysis, Deal Analysis, 50% rule, underwriting guidelines for financing investment properties, interviewing property managers, insurance for investment properties, exit strategies.The hard part is learning everything you need to know BEFOREHAND and applying it towards your first purchase.
