@Henry ClarkWe actually have another new build now but I am not as bullish on storage or real estate in general as many investors are so when you saying we are building aggressively I think thats relative as I feel we have been conservative on our growth and I always sit on large cash deposits.

For all they know, you have an empire you are running and this is just another task of your many for the day.

It's a repeatable formula, throughout market cycles (can hold for longer time horizon, if need be) - buy assets that need moderate renovation, in growth markets.

If you don't know how to do these tasks, then you are putting the cart before the horse. 

What I would do next if I were you is to speak to some people who invest in both market and ask what their experience as a landlord, property owner, tenant relationships, and growth has been in the last 5 years and figure out what's the best route for you. 

Some of the houses I have looked at through my realtor have decent cash flow, but when I checked out the zip code of the properties on USA.com I see a negative growth rate in those zip codes.

We both want to grow the business but can’t find a good reason for continuing the LLC (and expanding the portfolio within).

We have jobs and population growth which creates a demand for housing. 

This investor will most likely listen to the CPA as his Tax Liability is high and his biggest impact to his growth is taxes.Scenario 2 - Investor B has a many properties, a little bit of liquid capital, large retirement, lots of equity, married with kids.
