I had a lot of luck with ASI ASI and Safeco early in my journey, and then I stumbled upon a different class of insurance companies that are more geared towards investment properties.My policies are currently underwritten by SES and they have been great to work with and very geared towards the investor.My insurance agent is a sage source of counsel on the subject and I bet he'd be a good resource for you if needed!

I did not have a good experience.

I'm not the person to answer your primary question on the quality of investment opportunity - but I'm sure other will chime in.

Hey Chris, just wrote you :)I've read your bio, sounds awesome what you've reached, good for you!

Exploring all solutions to repay the Bridge Loan and even partner with anyone who may have a solution in exchange for ownership in a property in a good neighborhood and tenants who are on time with rent payments.

But I hope I do make a few good moves to buy a lake house in a few years haha. 

After thinking about it further a good ol BRRRR at 300k is my best bet.

If you buy in an area like Kanagawa, Tokyo, Osaka, Nagoya, or Fukuoka even; I find it very hard to believe that those areas won't find people living there in the next 100 years. it's not nearly as hard to find properties in a good location as we are made to believe.

Now is the time to do better.One more note - it's not a good use of your time to sign a one-off showing agreement in my opinion.
