Hello BP Family,Just wondering your thoughts on New Builds as an investment- whether it be a build and sell or build and hold long term as a rental.

@Elton Tate I haven’t locked a thermostat in our rentals though I do disclose the temperature range in the guest book for our apartments that are in 2 family houses (where one side has the control).

New construction in columbus averages $219 per square foot we build sub $160 with garage on single family starter homes.

I bought a church (although it has 3 bedrooms and 2baths ) and looks like a single family home - no pray benches inside - was justused as a gathering .

I'm particularly passionate about Muti-family, buy and hold, and lending.Outside of real estate, I am a contractor with over 35 years of woodworking. we as a company have done ever thing from large conferences tables , to President Obama's front porch.

Thanks in advance :) you can make direct investment in development deals through single purpose entities not funds. a lot of family offices don't invest in funds they invest in direct placed capital.
