Some comments:Small gift: There are some handy gifts to give when tenants move-in (e.g. travel bag with toiletries since theirs may be packed away), but I haven't heard of new owners providing gifts.

Here, we can send an "estimate" of charges within 14 days, and then when the dust finally settles issue a "final" reconciliation based on actual costs.In any event, you should check with a local real estate attorney for specifics.

My first floor tenant heard the people in the basement, heard them go upstairs to the second floor unit, come back to the  basement and watched them come out of the basement with bags of pipe.
