If you are getting desperate to rent a property, my solution is to lower the price a touch before I start dropping my screening processes.

Banks are experienced in this and not desperate to sell like some owner in trouble….they’ll be looking for full market value, wouldn’t you?

What you need is to find a non-desperate contractor and more desperate seller.
