To have a proper support system, you may find that you will need to create a footer to an appropriate depth beneath the column that you install.The structural engineer would be the best one to advise you, and the fee should cost no more than what your home inspector charged IMO.

If you possess the knowledge to know what to look for with electrical wiring, how to inspect a roof, how to look at plumbing, determine where there are issues with the property: in depth, and if you've done multiple apartment complex deals already and seen an inspection unfold then I would say you don't need to.

The only caveat is that because Checkr does an actual in depth background check, sometimes it can take days or even weeks to produce the report if they find something.
