Many of my off-market purchases have been more about avoiding showings, avoiding the cleanup required for showings, being able to leave items they don't want to take/throw away, etc.We also haven't considered real estate commissions, which can certainly change the net to the seller such that selling off-market is a better deal for the property owner.My point is only that listing on the MLS isn't the right course of action for everyone all the time.

So much for meeting rooms, additional if kitchen is used for lunch preparation or set up, etc.Lots of small associations, like REI groups, networking groups, etc, have a very hard time finding space to rent that doesn't cost a fortunes, like hotels charge for their meeting rooms.Holiday, anniversary, graduation, and birthday parties might pay for rental space.You could set the fees to include paying a property/space manager to handle all the admin and clean up.

If a contractor does not employ safe work practices, then the contractor can be held liable for the cost of clean-up of any environmental lead hazards, and can be subject to suit for causing lead poisoning.A lead inspector should use an xray gun to test for lead.

sorry brandon but i disagree with you.....you're basically saying a property manager doesn't make the real money until something goes wrong....think about it...if you find the perfect tenant and they stay for 6 years and you earn your 8%, you earn maybe 1,000 bucks a year on that rental, if even...on the other hand, in a few months you can earn 1/2 first month's rent, rent for a month or 2, evict, mark up the trash out, clean up, and necessary repairs, then get another 1/2 month's rent, etc.
