I went with a large 400+ person firm that can cover anything.Either way, the chances of one or two people having all those licenses/capabilities is pretty rare. 

We'll take it back to the seller and see if they will cover any of the $4000 cost for removal - then decide whether to move forward.

Either rent it to a better tenant (screen better) or sell it and take the 30k loss, don't try to pawn a bad deal off on your friends and family.

But, it can be the savior should a liability occur that insurance won’t cover.

If you are using financing, make sure your lender allows for double closings and/or covers the full assignment fee.
