Pet fees should go to additional wear-and-tear pets cause to the property, and not an additional revenue source.

We do yearly inspections on the property before we will allow a tenant to renew the lease to make sure there aren't any large ticket repairs that would cause the value of the property to drop.

My favorite is the tenant that complained that the toilet was old and needed to be replaced because that was causing him to miss when he urinated and it was becoming a real pain for him to have to clean that up every time.
