The day before being foreclosed they brought in a bankruptcy attorney so I agreed to a forbearance (simply an extension before I would foreclosure) for $1,500.

Without a decision by a judge, the tenant can always fight the amount - but she'll have to sue you to do it, which she probably can't afford to do.Of course, she can always file bankruptcy, which would even wipe out a judgment.I think the easiest thing for you to do, is hire a landlord collection agency.

If your score is low, you either have not made payments on time, you have negative public records (bankruptcy or judgments) or your debt to available credit is too high.
