I have been driving around the Palmdale, Lancaster, and Quartz Hill CA area looking for abandoned/neglected looking houses.  

When they did not pay rent on May 1st and appeared to have moved out, did you follow abandonment procedures, or did you just enter and start the clean out?

They are not interested in abandoning flourishing careers and moving to remote islands in the prime of their lives when they could stay and work at companies that are changing the world and someday even start their own companies and play the big game.As for overpriced properties, there is a reason why the market is so hot and homes get sold quickly and that’s because locals can afford those homes and that’s because they are well compensated.

The lease I've been using for years with our SFH properties includes the abandonment clause pasted below.

The property looked abandoned - weeds growing 3 ft high at the security gate and pillars, tree limbs down, driveway lights (3/4 mile driveway) all broken and destroyed due to driving over them. 

I really get that having a dog damage the property is not the optimal outcome AND I want to say HOLD ON THERE just a second to the landlords so quickly pulling the trigger to have this dog abandoned, presumably into the system of shelters that end up putting them down.I agree, the tenant is responsible for the cost of repairs AND your time to make the repairs.

If it works, it would be super helpful in finding tenants who have abandoned the lease. 

In my case I was going to create a synthetic first and second note, from the single note obligation - giving the first holder (you) priority but further delineating the process of how the subordinate partner would have the right to foreclose, fix and resell and both partners share in the new profit, or simply abandon their ownership which leaves the first holder with more equity. 

Eventually they wound up getting evicted and abandoning all of their stuff in the middle of the night.While from a landlord prospective you may not feel the need to interject, I would strongly suggest having a good conversation with your tenant for the sake of the sanity of the neighbor. 

You'll have no way to get them for the abandoned rent either so be wary.
