@Mark Robertson I have lived through investor take overs of these kind of partnerships and especially by those not well versed in real estate ( now these doctors maybe).. but I can see massive loss's coming.. at least that's what I experienced when investor committee's took control of the partnerships at the company I was working for.. it was UGHLY the only one's that made money were the lawyers end of that discussion..

If you are going to play in real estate game then you need to have experts around you: accountant, real estate lawyer and title company are a good start.A rehabber that does any level of volume is going to be classified as a dealer by the IRS.

You can't 1031 your primary residence. 1031 is for investment vehicles only.mscoilcraft, you need a good accountant and probably a creative financial planner or lawyer (and we all now know you can afford these professionals).How much did you pay for the home when you purchased it?

I truly believe all good deals come through networking.. its about meeting people's needs. its as simples as that...Also many websites have an angle.. they say that they'll provide you with a service but in the end they only give you have of what they say they will... for instance,,, blah blah.com says it will give you all the information for preforclosures most importantly the balance or auction amount.. thing is the value that they give you is the second mortgage not including the lawyer fees intrerest back payments and even the 1st mortgage...
