I have an opportunity on a 12 unit property but being in SoCal and never setting foot in MS I wanted to ask around 

I see it on the up and up in the coming years. 

No rental signs, minimum 1-2 year owner occupancy, restrictions on the number of rentals, etc. 

Its like going shopping on black friday for something you do not need and saying "i saved $100", when its actually - you spent $400.Could that money be better invested and provide a return for you vs. putting it in a depreciating asset?

Can you share more insights on this?

@Monica Gonzalez owners rarely track Days On Market (DOM) trends and seasonal impacts. 

You should be able to get her out on that or late rent. 

Probably wouldn't do a BRRRR on your 1st deal.
