Part of the due diligence process is discovering what service and other contracts exist, and whether and how they may be enforceable against a new owner.The leases should be assigned, security deposits transferred, and any service agreements which the buyer does not want continued should be terminated (or dealt with somehow) as of settlement date.

I've been researching online for the best exam prep courses and it seems like KAPRE/Brightwood Real Estate Education is my best bet as I do not need to take continuing education. 

If you're continuing in your investing career and are thinking to use the proceeds from this sale to purchase more investment real estate then the 1031 exchange is the perfect tool to let you do that and not have to pay tax on the profit and depreciation recapture on the sale.
