I found out that the upper cabinet was ready to fall off, the microwave handle was melted and broke off, there was an ant infestation and a rodent infestation, the backdoor has been broken down once which was simply glued back together and used again, the bathroom was moldy and grout falling out which created more mold, and I didn’t find this last one out until after I left but every single fire detector was broken, which is serious because being a firefighter too many people have died from such a useful device that is required by law.

The most important thing that I teach our Wholesalers is that You are only as good as your "rolodex" (ancient cardboard (papyrus) device that stored names and phone numbers;-) Now replaced by "contacts" list on iPhones).Here's the goal: When you walk to your car from getting an agreement signed by a Seller you must be able to call at least two Buyers that can take you out of your contract for a fee!

I personally use my wind down time later in the evening to write all of the non-asap offers, and if its a hot-hot-hot property I can write it up for your signature in Dotloop or DocuSign on my cell and you can sign it on your cell before we even leave the property.

If it's unpaid utilities/cell phone bills then I would probably deny them based on credit, but if it's hospital bills, I might be a little more lenient, as long as everything else checks out OK.
