I was just wasting money by the THOUSANDS $$$$ creating "yellow junk mail".It's like having a website with tons of traffic but going broke because no one is buying.Response rate is one of the most overrated statistics in marketing, it can be an important measurement in the big picture, but response rate doesn't pay the bills.

GA REIA has the Deal makers email list where I've bought deals.I see linked in Atlanta/Georgia REI groups loaded with wholesalers advertising their properties nationwide.

Also, investors don't make very sympathetic plaintiffs in the eyes of juries.When purchasing, unless I've properly bulletproofed a deal, it doesn't make much sense to waste energy with a flakey seller.I make more money working with people are truly motivated than trying to persuade and convince people that they ought to be motivated
