I doubt that you can sell it with those tenants in place.Your biggest (and cheapest) inprovement is going to be fresh paint throughout, and diligent cleaning.I wouldn't do anything with those kitchen cabinets except wash them with Murphy's Oil Soap and rub some lemon oil on them.

yep u definitely need to physically get all the roots out first, and/or use a herbicide to kill them make sure u wash down all the herbicide enuf after some weeks, so that the herbicide doesnt keep killin ur new groundcover.
