Mold tester recommended remediation for the mold that was found but didn't express any concerns about the level of mold being a concern but I ordered the remediation right away since insurance is paying for water damage due to sump pump failure.

Basically with knowing there could be some potentially large items to fix in the near future, knowing that you could utilize the money better elsewhere, and seeing where our price levels are right now, my suggestion would be to 1031 this property into a better cash flowing property with more stable long term values.

With relation to tax liens, I currently have a couple in Arizona.I purchased the liens after the auction (some juridictions have leftover liens that if they aren't won at auction, you can purchase outright - earning the highest level of interest available...18%).
