In my town, "group home" has a very specific definition. 

I design affordable custom websites for small businesses, my designs specifically focus on getting the highest Google PageSpeed scores possible (example) which boosts their ability to rank in search engines and making sure their site includes at least 2 content silo pages that rank for specific keywords (ie "sell my house in Atlanta, GA"). 

Examples - owner occupied loans for house hackers, specific market knowledge (ie - friend of mine that ice fishes and bought a short term rental cabin in an ice fishing spot that you and I would never know of), ability to do renovation on your own or cheap, contacts with local companies or organizations that would be a tenant source for mid term rentals, ways to source off market deals, etc.Whatever it is, figure that out and get started.

i see a lot of pretending that capex is some kind of expense that lives in the sky and isn't associated with a specific property. 

.* understand current market rents for the type of tenant and construction you are considering, and at your specific location.* understand delivery timelines, TI schedules, and general construction process/permitting for you and the end users.* have identified the most likely tenants for the development in question, and understand the building criteria each have for spaces.If you haven't answered "Yes" to each of the above, I would recommend pausing until you have the above nailed down.

I would love any pointers or specific advice from anyone who has experience in the industry!

Hi Kenneth, a little late but we've found that Equity Title Of Nevada specifically the Henderson office has been very helpful for investor client transactions.
