The fund keeps it's money in a project no more than 12-months and we target deals where we put in let's say $80,000 soft costs and structure a pay-off of $240,000 in 12-months when permits are completed.

I had asked if the fee would be applied toward rent, he had said no, and when I mentioned the legality of this, he brushed it off and told me he did not want to work with me anymore.Has anyone else had this experience, or am I sounding a bit over dramatic?

@Marcin Chojnacki  I looked at the numbers you said reno was 30k you did not say it included soft costs.. either way nice job and well done !

Also, if we see structural issues, like sagging floors/ overhang sagging or potential soft-story issues, do you generally contact engineers or structural contractors.  

Does that include soft costs?

Anyway, I'm real busy with my ventures, and meanwhile I have a day job (granted its a work from home on my own schedule - sweet gig) but it's been getting brushed further and further under the rug cause I'm just too busy to give it my all.

So I don't want the seller to brush me off.

One strong influence in my life that I've had to brush aside is my brother.

While out surveying empty lots to build spec homes I found a nice property in a great neighborhood, however there is a creek behind the property surrounded by heavy brush & trees but not enough space for a viable backyard.

I have a propery I flipped and it is done and on the market but the ARV was sorely overpriced. ..and truthfully the market has gotten soft in addition.
