Make it look like you suspect them of ruining your furnace. 

Had to replace one stove and pretty much the replacement was also ruined. 

The financial loss sucks, but what really sucks is buying an 800K house for the first time, moving in all excited, an then one month later having someone like this move in and completely ruin everything.

Not to say anything but I survived serious cancer in 2012 a major car accident in 2017 where I spent 60 days in the hospital and 90’days in rehab then a triple bypass in 2018.

@Brian Greeson so sorry to hear that you're dealing with crappy neighbors and it seems to be ruining the quite enjoyment of your good tenant.

Let them know that if they don't pay, they will still owe the money and they'll face eviction when the courts open up and that their credit will be ruined, even if they move out before a formal eviction can be had, because they'll still owe the money and you'll still be able to get a judgment. 

The amount of investors ruined by his last go around number in the 100s will millions lost.

He did mention he had cancer and has been in remission for 8 years.
