Anyway, the meters that I use are "tamper proof" which is really "tamper evident" since they don't really prevent you from tampering, they just make it obvious that you did.There is a wire, with a lead "seal" that cannot be duplicated once broken.

This of course is under the assumption that the realtor gave you correct comps and that the prices in your area aren't still falling, in which event may prevent even an owner occupant from bidding.

Every part on a water heater can be replaced except for the tank, so unless the tank is leaking, you don't need a new one.Draining the water heater every 6 months, and flushing it, will help prevent lime buildup.

Keep them on file, and whenever they expire, have your contractors get the insurance company to send to you again.Generally, if the contractor stops paying or cancels his insurance during the term listed on the form, the insurance company will contact YOU, so you know that one of your contractors is currently uninsured and you can take preventative measures if you choose. 4.

The "not be applied" clause, as you correctly stated, is meant to prevent the tenant from pulling the "Take the last month's rent out of the deposit" schtic, and you'll likely find that is one of those things already forbidden by state law, unless "agreed upon by both parties."
