Here is my opinion.Wholesaling is getting a house under contract at discounted price and then assigning that contract to a cash buyer.YOU DO NOT NEED A MENTOR to put  your name on a piece of paper and then selling that piece of paper.And especially lately, I have been going hardcore on these damn YouTube influencers and gurus behinds calling them out.Do you know what they teach you?

Wanted to know where to direct my attention, in regards to what videos to watch, who's webinar should I join, is a mentor a better option?

Go to the state WEBsite for the REA (real estate agency) and they give requirements.Usually (in order):1) Need class hours from state-certified instructor2) Need to pass the test3) If first time, you'll be considered a junior and need to do some time-served under a Principal/Managing Broker (again read the REA requirements)4) After your time served, you can apply to get a Principal Broker (whatever your state calls them), get it and hang out your license as a sole practioner.

I'd really just like to see wholesalers use some danm common sense instead of just doing what their mentor told them works.
