Since the state mandated the ADU laws in 2020 and made them way more flexible and feasible for investors, I’ve been on a mission to successfully complete a BBRRR by building an ADU.

I’ve read through the local ADU regulations and think that meeting them for this property will be feasible, though I still need to price out the required modifications (adding a kitchenette and a separate heating source).  

Scenario 2 - Move to another no-income-tax state to find a property that is viable to house hackWhich market, among the no-income-tax states, is more feasible for house hacking?

I've gotten good & bad reviews this way & frankly, word-of-mouth is the best information you can get.It may not be feasible for you up there in "the big city," but I'd sure start looking for the folks with the checkbook.

If this doesn't seam feasible, neither does the deal. 

Is this feasible in the current market?

As a self manager, there is no feasible way to gain direct bookings that are even somewhat proportionate to your efforts.  

This includes evaluating its location, financial feasibility, property condition, and future potential.

I'll look into it to see if it's feasible.
