Currently it is virtually impossible to permit a treatment plant that converts sea water to potable water because there is no viable (read permitable) means to dispose of the highly concentrated waste water.

I'm hoping that the legislature here (with plenty of representatives that are NOT from super-lefty urban areas)  will be willing to consider that the downsides of allowing rent control would outweigh any benefits long term,  and there are other approaches to ease homelessness and housing availability crunch that should be considered instead (encouraging more housing construction, incentivising and underwriting riskier tenant pools instead of forcing landlords to take them; reinvestment in mental health and drug treatment programs and transitional housing, working with employers to site new job centers in underdeveloped/struggling areas, etc.)I'm certain that if the state constitution is amended Seattle will implement some kind of rent control.

That is a HNW (high Net Worth) market, and that "playground" is SAVAGE in their treatment for sub-par performance, and GRACIOUS in their reward for achievement and excelling in expectations. 

On the other hand if you hold it one year plus a day it will be eligible for capital gains treatment.3) Here is the tricky part.

Landscaping will get the VIP treatment.  

If the tenants you mean to move out are or are not illegal aliens/cancer patients/battered women or men/unicorns/whatever the lender requires you to inhabit the building, so you do it.

Finding a vaccine may take years, finding treatments may take years, and we need to see what people are seeing in the research and follow those models.
