I find that the returns from rent are much more attractive in the midwest.I would suggest that you do some research online for different cities in the midwest that are great for rental properties.  

Doable but give the area from past experience, to get kids to go that far off campus, it might be hard to attract them with those prices (especially with just one full bathroom).
