Leaving me to think most sellers may not advertise this, if they are willing to carry.

I've set up a Facebook group for it, and am trying to think of other ways to advertise the group.  

Zillow, trulia, and facebook seem to be great resources that they're not using, so I can add those as well. it also seems that it takes a month for them to clean, then they advertise the next month, for a longer turnaround time. 

Be careful with advertising your money on this forum as you'll have friendly assistants come out of the woodwork.

It will also take capital to advertise etc. and I'm not sure if I'm ready for that.

If you have the budget, you can also conduct direct mail campaign and negotiate a deal with the sellers directly

The realtor is part of Marius and he had his brother or a relative advertising the property on Facebook and other phony MLS sights for 20 k more than they are making the owner aware of.
