It looks as though I'm going to be moving to Cape Girardeau, MO soon for a new job in southern IL.

I have some real estate holdings in Southern California and so I tend to watch the market pretty closely.

Do any of you guys do deals in southern California?

I am an aspiring investor currently in the military and stationed in southern California.

However when we went to go get our sewer line hooked up (which is implied by the permit), it turns out that it goes through the southern half of my lot (subdivided) which is owner by another party. 

A good rule of thumb, widely use here, is not to exceed 70%, though we'll push it to 75% locally.Once you take sales commissions, title & escrow, fire & hazard insurance, utilities, property taxes, recording/transfer, and finance charges into account, you will lose money.Where will you find a hard money lender in southern California that will loan for 10%, in second position, at the LTV you're proposing?

I've been reading Bigger Pockets for a while now.. but never have formally introduced myself.I've been investing for over 20 years in small multifamilies in Massachusetts and Southern New Hampshire.    

I am interested in Southern Florida and a planning a scouting trip for a week in January.

I was told the structural, harder, southern yellow pine are harder to attack then the softer furring, which is good.
