On most of the deals i have practiced on they may not be great deals up front with cash on cash return on investment - maybe less than 7%.

I'm beginning to analyze deals to lean more, practice, and get familiar with the numbers. 

Lending practices were still very stringent and most people who own a home now have equity and an ability to ride this out.

As you practice and analyze deals, get an idea on what the rent ranges are like in the class A/B/C/D. 

However the residential side of the business has practically shut down, only the existing residential projects seem to keep installing.

If it’s in a LLC, the LLC is a legal entity (according to the State) so if I try to represent my own LLC in court I’d be practicing law without a license (being attorney isn’t in my ball of tricks).

I am also considering studying and obtaining my Real Estate License and wanted to see if other's have found great foundational success from achieving their's or if it is a pursuit in the wrong direction of owning and managing my own multifamily portfolio.I am very interested in hearing what ways other's have found value in certain learning tools or practices.

I might guess the numbers would be similar to the number of Personal Property Appraisers that exist today who are by the way, governed in many cases by the same "rule book" of professional standards as Real Property Appraisers are, called the Uniform Standards of the Professional Appraisal Practice or USPAP for short.

Right now I am just in the practice phase of analyzing anyway but wanted to hear some thoughts.

However, in some states, there are still ways to collect from the owner, if they're engaging in this practice.
