Investment Info:Single-family residence buy & hold investment.

My goal is to acquire 2-3 properties over the next year in Fort Worth area for buy and hold. 

I have managed to obtain 3 buy/hold properties in 3 years and am in the middle of converting the garage on the 3rd.

To the east is an island that holds alot of appeal to many so the comps there do not compare to anything in the rest of the county. 

Also, when done properly, the buyer takes out an insurance policy that states if the due on sale clause is called, then the insurance company will pay the mortgage company and originate and hold a loan on the existing terms. 

If you buy good deals, in good locations, hold the property, and maintain cash reserves, you will rarely lose.

I’d also consider surrounding counties (besides Franklin) such as Licking and Fairfield for appreciation long term vs. a 2-3 year hold.
