I'm in my first house hack in Dana Point, CA.

He refuses to open the gate and wrote me a long email advising me because of the Stay At Home, I am not legally entitled to come to the property. 

I bought for the cash flow, so I expected it right out of the gate.

I have a condo in a large gated community of both sfh and condos.

You deserve to own a Beverly Hills type of home right out of the gate. 

And as I age now I look at my life in reverse of many others.. had a blast out of the gate.. been there done that. 

A mentor who trains you in a business CAN make you very prosperous, and we all know plenty of examples - just look at a few college drop-outs - Bill Gates, Steve Jobs, Richard Branson, to name a few.  

The logic behind going w/ the 4plex out of the gate is that I can use FHA financing and only put 3.5% down.

I'm doing something very similar right but, I have to secure the deal with bank financing out the gate instead of the cash buy.Are you using your own cash , or private money?

@Don Harris  I think Ryan and His wife will do very well with this project they loved the property and that is a great thing coming out of the gate.. the property is an older farm style home so it has some nice curb appeal and with the appropriate amount of love it will be a winner I am sure about that...
