He was so proud, we would go to random dealerships when we traveled as a family so he could see the sticker, and see if there was any defects, or if they did any major alterations to his design at all(they still haven't 20+ years later).There is nothing exciting about what I just described.

This is not a trivial process (even assuming that the property has the correct zoning designation for 3 units), as you will need architectural plans approved and will have to pull a major alteration permit (which will trigger the need to bring everything up to fire code - sprinkler system/fire alarm with pull stations/fire-rated doors and sheetrock, etc.).

And you can't work independently until/unless you have worked 4 years as an active agent (with a broker) and after 4 years you study and get your own broker's license.What this probably means is that you'll have to find a broker to hang your license with so you can remain "active", but who understands that you will not be acting as a truely active salesperson  (translate: you won't really be making him/her any money to speak of).

This loan is an incredible tool because it allows you to purchase a property that needs work, which usually translates into a better deal if you buy right, eliminates the requirement that you were a landlord for 2 years, gives you a low rate, and in my opinion, the best part is that you gain renovation experience with a consultant that's on your side.

Hi Wayne-I looked up the law on this and you are correct; the foreclosure can take place in any county where the land has a partial presence.However, there are a couple other issues I am concerned about.The first is that the law firm pursuing the foreclosure altered the legal description of the unit.
