Hi John,I have not toured the property yet, as I just got it from auction.

Go visit those projects, many are happy to give you a tour of existing properties. 

If it's close by or you are not concerned with spending money when you do not control the property then you can do a visit but often times the seller will not allow visits and inspections until you have a contract unless they are offering tours.  

He took me on a tour and seemed very friendly.

Build a relationship with them, and ask questions about the market- maybe even ask them to give you a tour of some of thier properties.

If you are not lcal to GA then fly in and tour multiple areas.You might find when you get here the areas you thought of you do not like and other areas you haven't explored have more merit.I do not like areas with FLIP values that are highly cyclical.

They only plan on living in the home for their tour (3 years) and then selling it.
