If it's close by or you are not concerned with spending money when you do not control the property then you can do a visit but often times the seller will not allow visits and inspections until you have a contract unless they are offering tours.

If you are not lcal to GA then fly in and tour multiple areas.You might find when you get here the areas you thought of you do not like and other areas you haven't explored have more merit.I do not like areas with FLIP values that are highly cyclical.
