If one thinks that real estate is a bad choice, I disagree, then one shouldn't suggest building up a war chest of cash because there is a no risk penalty of 5.6% for investing in cd's or cash equivalents.

Ask for tips on how you can build credit, strengthen your financial standing, etc.3.

If this is your only rental I would suggest doing it on your own so that you can learn the ropes.

If nothing else, be memorable/stand out.
