This solution is for sellers that need it.

I have heard that many of these scrubbing services are only about 50%-70% accurate thus minimizing the risk and not creating a 100% safe solution. 

From my experience owning AirBnbs, I'm not sure it fits as a solution to covering carrying costs unless you're planning on selling it as a turnkey AirBnb.

I was scrambling to find the best solution for a few reasons: I'm new, I am trying to run my rental all on my own, I've never had someone screened before, and I didn't realize there were fees involved with these background checks. 

Hey @Matthew Phillips, all good questions.Typically hard money lenders are for short term financing solutions, they are not long term solutions.

I know a few different property managers that can tailor solutions to whatever it is you are looking to accomplish.

definitely get with a real estate attorney and do your homework as to what will be the best solution for you.  

We come up with two solutions.

It is very honorable of you trying to find a solution that works for everyone but at the end of the day, it's your property, your rules.

Which means you have to go out and find the people that are in need of a solution.
