I can travel to their location and meet them, host them at my office outside of DC, and figure out ways to gain flexibility where needed.

BRRRR is what we have in mind to eventually do.We've considered a few options:*Purchase a pre-forclosure/short sale & renovate *Convert a single family into a multifamily *Buy a piece of property and construct a new multifamily Whichever path we choose to go, we would like get insight/feedback/advice from BP member's who have  traveled down this road. 

I work in Broomfield (one of those "W2 jobs") for one of the better known travel and leisure companies in the region.

We loved to travel and would do major trips.  

I suspect that you have tons of corporate tech types that are consistently traveling to your city for business and are looking for nightly/weekly rentals. 

The fact he lied about smoking pot seemed to hit pretty hard with everyone.

Then you'll end up with those who have commitment, vision, and no hidden-agenda.Okay, I'll stop smoking my opium pipe now.

Light bulbs, smoke detector batteries, etc. are on the tenant.

So if your willing to travel a bit maybe try looking in some of the smaller towns a bit further out.
