2012 regrets: I was going to buy a 24 unit in Las Vegas and the naysayers persuaded me that the fiscal cliff and foreclosure "shadow inventory" was coming.  

More adults that live in Las Vegas were born in California than Nevada.

@Orita IssartelThe Las Vegas market is currently very hot and super competitive. in my opinion, it is also overpriced from a buy and hold perspective and very difficult to find doors that cash flow without significant down payments, which results in a sub-par cash on cash ROI.

The first tour I took of Mike Wolf's was to Las Vegas in 2009 or 2010, and as a result of his mentorship I did my first deal in Vegas and made a decent return on a two month flip of a single family home (foreclosure).

Of course it is a completely idiotic idea no one in their right mind would think is a legitimate law to Las but there are more than a few idiots in leadership positions but REIA can make a difference if they go about it the right way.
