I think you missed the point of my entire post, which was that I would gladly accept a PM contract in which I was only paid a percentage of rent, and nothing else - unless I was to oversee damage that was not a direct result of the tenant I vetted.But yes, the subject at hand is bad PM contracts which do include such crazy clauses.For instance, the PM my daughter hired, severely trimmed a once-beautiful tree in the backyard of her property, using their own guy, on a weekend to get higher weekend rates, calling it an "emergency," which meant they did not have to contact my daughter for permission to do the deed. 

You can put them down as a long-term guest with your written permission which can be revoked at any time, if that person creates a problem. 

Do the parents get a key, heck yes, if they want one and are local, that is with the kid's permission which is never unreasonably denied (LOL).

No need to get permission or work out a convenient time, if she's not responding. 

Nor does the tenant need landlord permission to run this type of service.

And you then have permission to rent out the rooms to other people - to sublet? 

At the time of the showing, I would ask about communication and give them the opportunity to say "ok, here is our plan, I'll give you permission to contact my interpreter about rental issues." - or anthing else which would work.So basically, no it wouldn't be an automatic deal killer.
