We called the company in possession of the loan (OCWEN) and found out that the TOTAL AMOUNT to buy the house (pay off existing mortgage + pending payments) was 77KThat brings us to Purchase price of 77kWe had an ARV of approx 110we ended up putting repair estimate at 20 kThat leaves 13k for profit and holding costs and rookie mistakes (aka not a deal)We passed the lead off to a wholesaler buddy of ours, who papered it up and in turn passed it off to a buddy of HIS who I heard is trying to figure out some seller financing deal with the owner.

This one is licked and it is so simple I'll just say consider it done.There are obvious trends visible to us all of the coming (but I say it is already here) mega site where all MLS data exists with not only search capabilities but research capabilities as well, that is the public will be able (is already able they just do not realize it) to search solds /pendings/ other historical data.2.

My wife Cara and I are new real estate investors who focus on Detroit suburbs in Wayne County, MI.We have 2 rental properties and are in the process of executing our 2nd REO flip, which went on the market last week and is already under contract and pending inspection.Our company is called Michigan Starter Homes; our business plan focuses on providing move-in ready homes for first time home buyers.We did our first flip with cash from our savings and did most of the work ourselves.

Either way if you have a deal ready to close pending a 2nd appraisal, just eat the costs and move on to the next.

I got an email back from a PEMCO official stating I could in fact market my properties other than listing on MLS (I'm not an agent anyway) or putting signs on the properties (I don't need too) and the problem went away.I got a call today on the same issue and they again said remove my properties from my emails and sites or they would cancel all my contracts pending and not allow me to buy more properties.

They were adamant to be mutual/under contract that night so that it would be marked pending...Now they seem to be milking the 10 day inspection period.
