if laundromat aint walking distance i'd probably invest in-unit or a share laundry room on premise.when laundromat is walking distance i avoid the added maintenance for either washer dryer hookups or providing the machines.

With a population this size, you have less labor issues (more people to keep labor cheap), a built in growth machine for appreciation/rents due to babies born and people moving there, and the city is well-known.#2: Landlord Friendly - call local property managers/eviction attorneys and see what the average eviction time is and if the judges give landlords a lot of trouble.

Our duplexes are separately metered with w/d hookups and the Tenants provide their own machines, but we hook them up to make sure they are done properly.2) Putting coin-op machines in a Tenant's unit would not be cool.

Fixed problem (they said what it was but can't remember specifics) = 143.00Week 3 Tenant said shower head is broken, towel rack is loose and there was a leak at the washing machine bib. = $105.00 This was all done without my approval, I let the first two slide because I would have agreed to them fixing them both (not the dryer vent) I don't even supply the washer and dryer so them complaining of a leak on THEIR washer and cleaning the vent to the dryer doesn't make sense to me nor having to fix a shower head?

In fact, big banks have machines that read checks in bulk in hundreds in minute.That means, once somebody knows your bank and account number, they can easily print a fake check, and it is going to be processed, correct?
