If you don't like working with them, there are many ways to avoid it, even if it is required to accept it in your state (same as mine).

A Realtor that can accurately tell you rent prices just based on the address is GOLD.

For example, if the home is in south beach the end buyers would expect  24k gold ceiling blades (lol), now if it's in a market more in land (sunrise, coral springs, etc), you could potentially get away with light rehab. i hope that helps.
