The reason being, it helps protect you from being accused by the the tenant for targeting and will also help in building a case to have the tenant eventually evicted.

When I wrote the lease, I put in that the lease was for 1 tenant only with no more than 1 additional to be added and that the procedure for the additional tenant would be the same as it was for the original tenant with an increase in X amount of rent so they knew when they signed the lease that should they decide to add their boy/girl friend that this is what would happen.

Since a lot of my posts are long and rambling it wouldn't surprise me to be accused of drunk posting.

If you have a down payment and monthly payments going toward the pay down of a property you have essentially created a mortgage and unless you are a mortgage broker and have qualified the tenant buyer looking at all of their financials as a bank would in order to extend them a loan you may be accused of being a predatory lender which, if found guilty, can come with very high fines or worse.3.
