Here is why: a good home inspector will run all waterlines for a good while and put a lot of water down the drains as soon as they get there - if the lateral is clogged or collapsed you will see the result pretty quickly in the basement.

I wouldn't buy anything over 5 years old then plan to 1031 it in 5-8 yrs  before the roof, decks, septic drain field, etc age too much.

@Sant LiI’ve personally worked in several apartment complexes in Austin with these type of units they’re called fur down units by first CoFrom experience I think they are very reliable of course if installed right, the most common issues I’ve found with them is the drain getting plugged up and overflowing the drain pan which will mess up your ceiling.

The yard drains properly and thats all I care about.Covering it with pavers.  

Asphalt shingles require a 3:12 pitch to drain and  maintain weathertight warranty. 

Beyond that, you shouldn't need any kind of tape or anything else for threaded plastic drain connectors. 

.- Blown insulation in attic- New deck- Crawlspace remediation and encapsulation- french drain, sump pump, blown insulation, vapor barrier, dehumidifier.- Landscaping front and back beds.

But, as soon as a deal goes down the drain, which will happen, a partner will blame you, and you will blame your partner.

You might have a crack in the foundation and need a french drain installed.

Drywall everything above that with a no mold ,water resistant sheetrock and paint it with a couple good coats or three of good enamel paint to keep moisture away.Best part of a demo to the studs is you can replace wiring,drain plumbing ect as well as upgrade to a modern light/vent that is ducted all the way outside and insulated to prevent condense inside.
