I'd expand the segment in MTR to market beyond traveling nurses (shrinking in number and pay I hear, but not sure) to ALSO include: digital nomads, relocatees to new areas, and snowbirds.

I’ve found 1 person per room, quiet hours 11-7, no pets, no indoor smoking/vaping, color coded shelves and cabinet space, electronic locks and front door cameras really help.

And some landlords rekey themselves using smartlocks or use digital locks.FEARS********Yes - it's realistic.

I just think of myself as an office-based property manager.The keys for me: -local roots from growing up there (although I moved away 20 years ago)-networking from rehabs; you end up meeting lots of people during rehabs that are not good contractors but are good at doing certain things, such as cutting grass, handyman, key management, photos, etc; i've even asked contractors for reliable low level guys looking to hustle extra money-use of technology; email, software, spreadsheets, postlets, google voice mail, google earth, e-journals, redfin, Internet cameras, lockboxes-gut feel; sometimes you close your eyes and hope for the best after doing your homework; don't always tell people you are out of state, use a local phone number

Note that I use Ring Central, a digital fax service, and not a home phone line.

In NYC you could easily be paying north of $2000 on rent for a mere bedroom, so getting your monthly housing cost to under 4 digits is a huge win.

After acceptance it moves the info to the lease and you send for digital signature.
