Quote from @Maria De La Vega: Hi again,I am interested in purchasing a property in Texas, (out of state) with the intention of flipping it and putting it in the market, the property has a good ARV and doesn't need much work, but is occupied by a tenant and the lease is up until the end of the year.I have a few questions since this is my first time purchasing a property out of state. If I allow the tenant to stay until the end of the year, do I need to go with a conventional loan instead of Hard money loan, so I can't fix it right away?

and I second Steves comments on Morby sub too is nothing new my dad did the 60s and I sure people did them before that along with wraps and well everything we sold was owner finance when the rates skyrocketed in the Carter years its de ja vu all over again.. so thats the new hot ticket.. but it makes sense there are things you need to do though NOT really for yourself the risk is totally on the seller in these transactions and we know how protecting the seller gets glossed over so many times.

My understanding is that, for certain reasons, having Delaware and/or New York-based LLC's were the most popular/common and that you can use those corporate entities to "house" real estate in other states?
