I'm actually surprised to hear that people had bad experiences because the nature of the nurse renter is basically nocturnal (sleeps all day, working all night), they make a killing on their travel budget/allowance, since there needs to be incentive for them to do the work, so they are reliable and you can generally charge higher rents.

By getting the insurance info before that start, you can make a claim against their insurance should you need to (if they accidentally started a fire or something if that nature and it becomes a he said/she said sort of thing.)Hopefully this helps.
